Shall I Reconstruct My House or Do A&A Works?

This was perhaps one of the most common questions that customers will ask. To answer that, it will focus on the needs and objectives of the particular clients. Before that, let's define the meaning between A&A works and house reconstruction. Shall we?

Definition between A&A Works and House Rebuilding

For A&A works, it simply means making changes to the existing property. While there may also be structural changes in an A&A works project, they do not consist of more than 50% of the property or gross floor area (GFA). 

For house reconstruction, the structural changes are more than 50% of the existing GFA or elements. Moreover, there may be an increase in floor levels and the property's form. 

Now that you have a clear idea of the difference between A&A works and House Rebuilding, let's look at what will influence your decision to confirm between one of the two. 

1. Time

House reconstruction typically will require a longer completion dateline than an A&A works project. It is because there are permits that need to be approved by the authorities, plus the scale of work is relatively larger for a reconstruction project than an A&A works project. Hence, the time is much longer. 

If you are okay with waiting and have some other place to stay for the time being, then you can decide on house reconstruction. However, if you require to stay in the house within a shorter time frame, then A&A or interior renovation might be a better choice.

2. Objective

Next thing to consider is the objective of your plan for the house. If you plan to sell the house at a higher value, then house reconstruction might be a good idea. It is because, in terms of value maximisation, it is a relatively better choice than A&A works. 

3. Value & Cost

Due to its scale and complexity, the cost of a reconstruction project is usually more than that of an A&A works project. However, as mentioned earlier, the value or future profit margin might be better because you have a new house with a bigger GFA. That increase in GFA will naturally result in an increase in your property value. 

Therefore, it is recommended that you weigh both scenarios' costs and benefits; then decide on the one that best suits you.
